broker1In global economy crisis like now maybe mortgage broker could be a new business, why I can say like that because a lot of people confused what should they do in crisis like this so they think that the right way with sell all their assets, including property held them to do this in order to
survive the crisis. This way the role of brokers is very important as a mediator property sales. So in crisis like now broker as a new business have chance to develop in property business.
Broker property business also promises benefits that tantalize and has spread in many big cities in Indonesia.Broker property has two tasks in which he
as the seller of the property seller will connect with buyers.
Similarly vice versa, if someone wanted to buy a property, the property broker will act as the mediator who will explore the property in accordance with the will of the buyer. Actually someone who be a broker have a lot advantages for bank, developer and customer.
Here’s some explanation for three point advantages, such as :
a>. Bank
* helping to get customers
* helping customers select and make collection
* helping in documen checks
* because they don’t have time works (24 hours) this make easy for the bank to ask their service anytime
b>. Developer
* helping them make administration property to the bank (collecting and checking the requirements document property)
* developers can make the efficiency and overhead cost savings
* developers can also perform more focused work of development and marketing of housing
* developers do not need to find the source of the financing for prospective buyers
c>. Customers
* help them to have an KPR to buy home
* help them to choose the bank that they want use if they pay the installment
* the mortgage broker a depth of KPR and KPR requirements of many banks, the mortgage broker is able to give advice to the public the right to select the bank rather than developers
* they have a lot of time dedikate for customer services
* if customer need broker services, they will comes to customers home
Because there is three chance or part that makes broker more interest to develop this business. In indonesia is easy to find a broker because usually a broker services is everywhere and easy to find. In countries where the system of property or their home have been developed and has a secondary mortgage facility (SMF), mortgage brokers
can act more with the process of analysis and approval KPR (mortgage underwriting process) for the institution and through wholesale re-sale ( pass through) to the institution SMF. SMF is what institutions do and sekuritisasi top-KPR with the debt issue a letter to investors.
The broker jobs is depend on the depth of their service and liabilities, such as marketing to interest clients, assesment of the borrowes circumstances,gathering all documents, explaining the legal and submitting all materials to the lender.
Usually if we want to sell a house without a broker is much more difficult than using a broker, because we do it yourself attractive from the buyer, to the Management and marketing letters. Therefore if we use a broker will
be much easier because we have already received so as long as we agree with the price agreed upon. Broker usually get 20% of home sales.
